Partners the Naftali Group and AEW Capital Management recently closed on a 90,000-square-foot site at 316 Bergen Street, at the corner of Third Avenue for $6.7 million. The eight-story building—with 45 residential parking spaces on the ground level—will include an attended lobby, health club, resident lounge, courtyard, storage and a roof deck with cabanas, sunbeds, a grill and dining area, with 360-degree views of Brooklyn and Manhattan, according to building reps. </p>
<p>The development is also in the vicinity of a Whole Foods market recently approved at Third Street and Third Avenue, next to the Gowanus Canal; and within walking distance to the 585-acre Prospect Park<span id="more-7161"></span>, with access to numerous subway stations and a five-minute walk from Atlantic Terminal.</p>
<p>&#8220;We are delighted to invest in this high-quality, well-located site to develop a luxury rental property in Brooklyn,&#8221; said AEW Director Anthony Crooks. &#8220;We believe the property will attract young professionals and families looking for affordable, quality housing, good amenities and access to public transportation.&#8221;</p>
<p>Residential brokerage aptsandlofts.com is expected to begin marketing the units in Summer 2013.</p>
<p>Naftali Group is also building a 104-unit luxury residential property at 267 Sixth Street, at the corner of Fourth Avenue. That project is also expected to come online next year. The firm currently owns 100 apartments and 20,000 square feet of retail space in Brooklyn. </p>

<p>Encompassing 416 square feet, the outdoor space has seating capacity for 30 patrons. Current hours of operation are from 4 p.m. to 1 a.m., with food served until 11 p.m. Though it has yet to be officially named, the new establishment is already serving up a menu of tapas devised by Chef Jehangir Mehta<span id="more-7109"></span>, owner of Manhattan eateries <a href="http://www.graffitinyc.com/">Graffiti</a> and <a href="http://www.mehtaphornyc.com/">Mehtaphor</a>. Offerings include braised pineapple, lamb and pork belly buns and mustard seed shrimp with cucumber and yogurt sauce. A full lunch and dinner menu will be available later this month.</p>
<p>“We&#8217;re extremely thrilled to have one of the largest sidewalk cafés in Downtown Brooklyn opened for business and look forward to becoming a neighborhood destination spot,” NU Hotel General Manager Javier Egipciaco told us.</p>
<p>In addition to light fare, the sidewalk café also features an extensive selection of cocktails, thanks to the concurrent reopening of the hotel&#8217;s revamped bar space. The drink menu will vary by season, with original cocktail recipes concocted by Master Mixologist Milos Zica, principal bartender at Manhattan restaurant <a href="http://employeesonlynyc.com/">Employees Only</a>.</p>
<p>A drink naming contest is currently being held to coincide with the opening of the café. A tequila-based signature cocktail is the focus of the competition, with a $100 bar tab to be awarded as the prize for the winning drink moniker. <p>There was plenty for Smith to celebrate when she discovered the news of her award April 16: It was also the Princeton University Assistant Professor&#8217;s 40th birthday. Published by Graywolf Press in 2011, &#8220;Mars&#8221; is Smith’s third published book. <span id="more-7069"></span></p>
<p>In its review, <em>The New York Times</em> notes, &#8220;Smith is quick to suggest that the important thing is not to discover whether or not we&#8217;re alone in the universe; it&#8217;s to accept—or at least endure—the universe’s mystery. <em>Publishers Weekly</em> says &#8220;Life on Mars&#8221; &#8220;blends pop culture, history, elegy, anecdote and sociopolitical commentary to illustrate the weirdness of contemporary living.&#8221;</p>
<p>The prize-winning collection follows Smith’s 2007 &#8220;Duende,&#8221; which won the James Laughlin Award from the Academy of American Poets and the first Essence Literary Award for poetry; and 2003&#8242;s  &#8220;The Body’s Question.&#8221;</p>

			<content:encoded><![CDATA[<p>Just one day after the NY Times wrote a<a href="http://cobblehillblog.com/archives/6625"> veritable kumbaya story</a> about how Warren Street (between Bond and Nevins) continues to thrive and grow in that shadow of two housing projects, comes a disturbing story via the Brooklyn Paper.</p>
<p>A Cobble Hill man was walking on Boerum Place towards Bergen Street  and a hoard of local teens.  One of the group accosted him, yelling &#8220;Boo&#8221;.  The amplitude of the youth&#8217;s taunt nearly knocked the victim over.  When he confronted the thug, he was met with a big fat knuckle sandwich:<span id="more-6633"></span></p>
<blockquote><p><a href="http://brooklynpaper.com/stories/34/43/dtg_boocrew_2011_10_28_bk.html">Brooklyn Paper:</a> The victim, who was wearing glasses, was hit in the left eye. His lens shattered, damaging his cornea.</p>
<p>“I fell backwards,” he said. “I couldn’t see anything. I was so dazed and confused that I fell against the wall. But the kids just laughed and hurried off.”</p>
<p>Cops are investigating, but assaults like this are not uncommon in Boerum Hill, where historic multi-million dollar brownstones are cushioned between the Wyckoff and Gowanus housing projects and there are cavernous gaps in the neighborhood’s median income level — from $23,900 to more than $108,000, according to the 2010 census.</p></blockquote>
<p>The paper lists at least 5 additional attacks by youths in the area this year.</p>
<p>And how does that saying go?  &#8221;Out of the mouths of babes&#8230;&#8221;:</p>
<blockquote><p>“My friends like to f–k with people. They find it funny,” said Tatiana Chambers, a ninth grader at the School of International Studies on Baltic Street between Court and Smith streets. “Some kids are really high-strung, and if they feel disrespected they’ll hit somebody.”</p></blockquote>

<p>Council Speaker Christine Quinn honored the deceased with a posthumous city proclamation, and Rabbi Joseph Potasnik urged mourners to honor Reichbach’s memory by helping people in the community.</p>

In an e-mail to his neighbors, Boerum Hill Association President Howard Kolins said that the association’s “proposal to downzone our neighborhood to R6B [maximum height of 50 feet with a setback] is moving forward so that future development remains consistent with today’s low-density character of largely three- and four-story brownstones.”</p>
<p>Kolins explained that the Boerum Hill “effort began when much of Carroll Gardens was rezoned R6B . . . and we realized that Boerum Hill was the last brownstone area that was not more fully protected.” The Carroll Gardens enterprise “set a fire under us,” Kolins told this newspaper.</p>

<blockquote><p>After a couple of years of consensus-building, the effort has started to make some very concrete progress in the form of public support from Community Boards 2 and 6 recently&#8230; Once established, the BID would cover all properties fronting Atlantic  Avenue from the BQE to 4th Avenue and one block north and south on all  side streets within the district. (Properties from Court Street to Smith  Street on the north side are excluded—they&#8217;re in the  Court-Livingston-Schermehorn BID.)</p></blockquote>
<p>According to the <a href="http://atlanticavenuebid.wordpress.com/" target="_blank">Atlantic Ave. BID web site</a>, the organization would provide</p>
<blockquote><p>marketing and promotion services to bring additional foot traffic to the Avenue, beautification and streetscape improvements, sanitation and improved advocacy work.</p></blockquote>
<p>The BID committee next has a tentative meeting with the City Planning Commission on December 1st.</p>

Athena is the virgin goddess of wisdom. Well, Spiro was wise indeed for choosing Cobble Hill for his third restaurant. The area has been in desperate need of Greek cuisine.</p>
<p>Last night Athena Mediterranean officially opened for business and it was quite the family affair. Spiro’s sister Helen introduced herself, showed us the space &amp; offered us a glass of wine. We had just met, yet magically she knew the way to our hearts! The perfect start!</p>
<p>Although the restaurant is narrow, they handled it well. A few small black leather mini booths (very comfy!) are across from the bar. About six more booths are in the back, as well as the ‘vip’ area. This lounge section has white banquet seating with crisp blue walls, it feels like a little piece of Santorini. Although pretty and and a welcome concept, it honestly had us a little perplexed until Helen told us some fabulous news: on weekends they will be open until 4am and serving food until 1am. Aha! That explains why WKTU &amp; Mediterranean house music were coming from the speakers! (note to Spiro: we much prefer the Mediterranean house music)</p>
<p>Usually the thought of Greek and open till 4am stirs up bad memories of a Long Island diner – chicken fingers, a guy with spiked hair hiccuping somewhere, pastel mints near the register. Not here. Everything was phenomenal.</p></blockquote>

<p><a href="http://www.brooklynbugle.com/">Brooklyn Ink</a> dives deep into the story of <em>that corn</em> at the <em>corn</em>er of Smith and Bergen created by artist Christina Kelly:</p>
<blockquote><p><a href="http://thebrooklynink.com/2010/07/26/13068-a-cornfield-brings-art-and-history-to-boerum-hill/">Brooklyn Ink: </a> Nestled just steps away from the Bergen subway stop, across the street from a Dunkin’ Donuts and adjacent to a Domino’s, the raised-bed garden has become home to what Native Americans called the three sisters: corn, beans and squash.   The term is derived from how all three plants grow by complementing one other: the beans fix nitrogen for the corn and soil, and the squash keeps the soil moist.</p>
<p>After participating in similar gardening activities at the Lefferts House in Prospect Park last year, and at P.S. 115 in Canarsie, Kelly crafted a grant proposal to fund the project.  She chose the Smith and Bergen location after the city expanded the sidewalk significantly.   The larger sidewalk would allow for visitors to look at the corn, as well as maintain regular walking traffic.</p></blockquote>

			<content:encoded><![CDATA[<p>A three alarm fire broke out at Baptist Temple Church [360 Schermerhorn Street]<a href="http://abclocal.go.com/wabc/story?section=news/local&amp;id=7543118"> last night around 11:45 pm</a>.   The blaze was brought under control <a href="http://statenisland.ny1.com/content/top_stories/121747/fire-breaks-out-at-historic-boerum-hill-church">around 1:30 am this morning</a>.  It is believed the fire began in the church&#8217;s organ loft.   The organ had just been renovated. WABC-TV reports that part of the church&#8217;s interior collapsed in the fire.  Four firefighters <a href="http://www.1010wins.com/4-Hurt-in-Fire-at-Brooklyn-s-Baptist-Temple-Church/7642581">suffered minor injuries</a>.</p>
<p>The church was built in 1894 and rebuilt in 1917.   It is on the <a href="http://landmarkhunter.com/124182-baptist-temple/">National Register of Historic Places</a> (added 1995 - Building &#8211; #95001334).</p>

Millman is pleased to announce that the Douglass-Degraw Pool will be open for summer beginning Tuesday, June 29th.  After the community and local elected officials rallied to protest the City’s plans to shutter the beloved pool, the City responded by abandoning budget cuts that would have closed the facility.  The Douglass-Degraw Pool is located in Thomas Greene Park in the Gowanus neighborhood of Brooklyn and serves a diverse population, including nearly 3,500 residents at the nearby Gowanus Houses, Wyckoff Gardens and Warren Street housing developments.  The facility is also the nearest public pool for residents of Boerum Hill, Cobble Hill and Park Slope.</p></blockquote>

<p>New buildings on side streets would be capped at 50 feet, while buildings on commercial strips such as Court and Smith streets, and Third Avenue, could rise 70 feet.</p>
<p>The plan would also allow building upgrades and limited “appropriate development,” according to the agency.</p>
<p>The rezoning has already glided through the initial stages, and is supported by lawmakers, <a href="http://www.brooklynpaper.com/stories/32/46/32_46_wy_boerum_downzone.html">Community Board 2</a>, and the Boerum Hill Association, which first requested the change.</p></blockquote>
